ERVING -- Ten property transfers recorded in Erving between June 12 and July 11, 2026, featured financial institutions as parties in the majority of transactions, with only four of the 10 deeds disclosing a sale price, limiting a clear view of current market conditions.

The Franklin County Registry of Deeds recorded 10 Erving property transfers during the period. Among the four transactions that reported a consideration amount, prices ranged from $25,000 to $242,250, with a median sale price of $100,000. The remaining six transfers listed no price. The frequency of financial institutions -- including a credit union, mortgage companies, a state housing authority, and commercial banks -- as parties to recorded deeds is a notable pattern, as such transfers may reflect mortgage recordings, foreclosures, or lender-held property dispositions rather than conventional arm's-length sales. The limited price disclosure rate makes it difficult to draw broad conclusions about Erving's residential market from this dataset alone.

The period's highest disclosed transaction was recorded June 24 at 21 East Main St., which sold for $242,250. Ryan Anthony Bailey and Cheryl Bailey were the sellers; the buyer was Massachusetts Housing Finance Agency, the state's quasi-public affordable housing lender. At 14 North St., Beth F. Rivera conveyed the property to Greenfield Cooperative Bank on June 12 for $150,000 -- the period's second-highest disclosed price and another transaction in which a financial institution was the acquiring party. West High St. generated the most activity of any single street in the period, with two separate deeds recorded June 29 at No. 17: one disclosing a $25,000 consideration from Hannah Andrew and Charles Williamson to Guild Mortgage Co. LLC, and a second deed from Appleton Grove LLC with no price disclosed. A third transfer on nearby High St. -- No. 26, sold to Athol Credit Union for $50,000 -- adds to the corridor. East Prospect St. accounted for two undisclosed-price transfers, at No. 5 and No. 10, recorded June 16 and June 26 respectively. Main St. contributed two transactions: 82 West Main St. with no price disclosed, and 21 East Main St., the period's top disclosed sale at opposite ends of the street.
